Annangrove House
Annangrove · two hectares

Annangrove, Bella Vista, North Kellyville and the acreage belt north-west of Sydney. Home ground — most of the work since 2011 sits here or in Ryde.
The area
The Hills covers both the established acreage north and west of Kellyville and the newer estates that filled in around Bella Vista and North Kellyville. A house that suits one is usually the wrong answer on the other.
Built here
Annangrove House sits on two hectares with a pool, cabana and terraced lawn. Bella Vista House is a new home on an estate lot. Mapleton House is a two-storey build on a sloping corner block at North Kellyville.

Nearby
North and west of Annangrove the blocks get larger, the sewer runs out and the flood and bushfire mapping starts to govern more of the design. Two of the completed houses on this site — Aristida at Cattai and Cleary at Pitt Town — are on that side of the line.
If your block is somewhere between the two, the answer to what it can carry is the same either way: send the address.
Common questions
Yes. Annangrove House is on two hectares and Aristida at Cattai is on 7,290 m². Acreage changes the job more than people expect — service runs, driveway construction, wastewater and machine access all become real line items rather than details.
No, but it needs to be in front of the designer at the start rather than at approval stage. Guidelines usually govern materials, roof pitch, garage width and fencing, and they are much easier to design to than to design around.
It is common on the bush fringe here. A BAL assessment sets a construction level, and that level changes windows, decking, screening and eaves — so it belongs in the specification while the house is being drawn, not after it is priced.
What we build here
New homes, knockdown rebuilds, renovations and additions, and the pools and landscaping that finish them — all on one lump sum contract with one point of contact.
A house drawn around your block and the way you live, not adapted from a catalogue plan.
